Pre-Purchase Inspection:
The inspection is a visual process where all of the items typically used within a home are tested and/or operated to verify proper operation or installation, and the home will be looked at inside and out, All the while making notes on the condition and operation of the components tested. Upon completion a report will be distributed to you the same day.
Investor property inspections are performed prior to purchase as well as periodically during ownership. Pre-purchase inspections are performed to identify defects prior to taking ownership to negotiate repairs or price adjustments which reflect the condition of the property. Periodic inspections for properties currently in your portfolio would ensure the identification of needed repairs following say a long term tenant’s departure. Long-term tenants sometimes neglect to mention repairs and/or abuse the property during their tenancy. Identifying those problems early is the key to profitable ownership.

Pre-warranty Inspections:
Warranty inspections are performed during the 11th month of your 1-year Builder Warranty. The inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed. You will be presented with a completed report at the end of the inspection along with digital photos taken as needed for inaccessible areas.
Mobile/Manufactured Home Inspection:
I will inspect your mobile or manufactured home for defects that are specific to those types of structures. These include fire safety issues, and the plumbing, heating and electrical systems, as well as the home’s body, frame and foundation requirements. I will also check for affixed seals that certify that the home was built in compliance with U.S. federal housing codes.
Investor Property Inspections (includes Multi-Unit Housing):
A Multi-Unit Inspection is an inspection of a property that has two to four units. It is much like a regular home inspection, because every item in each unit is inspected. Having each unit inspected is very important because each unit can have unique problems.

Move-In Inspection:
If you’re selling your home, let me inspect it before you even list it. A Move-In Certified® Seller’s Inspection alerts you to any defects or problems so that you can address them before prospective buyers discover them. Use your inspection report as a great marketing tool, which may even convince the prospective buyer to waive his inspection contingency. Roof Inspection:
Do you need just a roof inspection performed for insurance or other purposes? I will perform a standalone Roof Inspection & Certification and evaluate your roof from the eaves, as well as walk it (when it is safe to do so) to assess its overall condition, including the presence and status of flashing, chimneys, vents, skylights, and other penetrations.
Pre-Drywall Inspection:
One way to ensure that a house is built according to its specifications is by performing a pre-drywall inspection. “Pre-drywall” refers to a phase during the homebuilding process just after the installation of certain elements – such as the doors, windows, foundation, flooring, wall and roof components, plumbing and electrical rough-in – and right before the drywall is hung. This in-progress or construction-phase inspection is useful because drywall can obscure some aspects of the interior and make identifying or fixing any problems both difficult and expensive, once the new home is completely finished.
4-Point Inspection:
Many insurance companies require a 4-Point Inspection for homeowner’s insurance and renewals for an existing policy on an older home. The “four points” covered in this limited inspection include the four vital systems of the home: the roof, electrical, plumbing, and HVAC. This inspection identifies their components, determines their age, and assesses their overall condition.
New Construction Inspection:
Are you building a new home? I’ll come out during different phases of the construction process to make sure your project is being executed according to your specs. I can verify that scheduled work has been completed before you make a payment to your contractor. I’ll also come out prior to project completion to help you and your general contractor devise a punch list of remaining items. This is not a code-compliance inspection for your contractor, but a New Construction Inspection for you.
